How to tell if your water heater is in need of replacement:
Where is the water heater leaking from? Trace the water to the highest point you can and look for the source of the leak.
a. Is there water coming from the T&P valve? There are several conditions that may cause this little device to trip.
b. Is the boiler at the bottom of your hot water tank leaking? The washer inside of these units dry rot and can start to drip, they can usually be replaced without a problem. Calcium often gets clogged in these drains causing problems with not only them but the heater itself.
c. Are the water lines themselves leaking?
d. Is the water coming from the hot water tank itself? There are many factors that come into play here and what caused the water heater to breach. Most often, lack of proper maintenance such as changing anode rod, draining and high pressure are the causes of a short lifespan.
No hot water or not enough hot water?? Depending on whether you have an electric or gas unit there are many factors to evaluate...all of which can be dangerous for a person to try to handle themselves. There are thermostats, elements, breakers, gas valves and thermocouples. Many people try to repair their water heaters and often end up doing more harm than good. Is is far better to have your water heater serviced by a professional.
Do you smell gas around your hot water heater??? Follow the gas line coming from the side of the control valve at the base of the heater and look for a shut off on that line.
